Revenue Per Available Room (RevPAR)
Revenue Per Available Room (RevPAR) reflects both room pricing and occupancy volume by dividing total room revenue by total available inventory across a given time window.
Why It Matters for Independent Operators
RevPAR is the primary top-line operational benchmark in hospitality because it balances pricing power (ADR) against inventory utilisation (Occupancy). It normalises performance across properties of different room capacities.
Practical Scenario & Calculation
[Illustrative Scenario] A 40-room hotel achieves 75% occupancy (30 rooms sold) at an ADR of โน5,000. Total room revenue is โน1,50,000. RevPAR = โน1,50,000 / 40 = โน3,750 (or โน5,000 ร 0.75 = โน3,750).
How Operators Can Apply This Concept
Analyse whether RevPAR movement is driven primarily by occupancy or rate. In high-demand periods, driving RevPAR through ADR produces higher operating margins than driving it purely through volume.
Common Misunderstanding to Avoid
RevPAR accounts only for room revenue, excluding food and beverage, banqueting, and spa sales. It also ignores OTA commissions, so rising RevPAR does not automatically yield rising bank balances.
