* [Estimated] 30-day model: GOP deducts entered room, ancillary and overhead costs. Cash surplus then deducts entered rent or loan EMI; it is not accounting net profit. Taxes, depreciation and costs not entered are excluded. Loan principal is a cash flow item. Avoid double-counting ancillary costs. Currency switching selects illustrative inputs, not an exchange-rate conversion.

METHODOLOGY & GOVERNANCE

Calculation Framework & Assumptions

Methodology reviewed: 2026-10-02 · Check your property’s source records before deciding

Mathematical Formula

Model Surplus = Room Revenue − OTA Fees − All Sold-Room Servicing Costs + Entered Ancillary Contribution − Entered Fixed Overhead

Calculate room operating contribution, ancillary contribution and entered-overhead surplus. This simplified model is not audited net profit or a full accounting statement.

Inputs & Variables

  • Room Count
  • Occupancy %
  • ADR
  • OTA Commission %
  • Variable Room Cost
  • Other Revenue & Costs
  • Fixed Costs (Rent, Payroll, Energy)

Assumptions & Exclusions

  • Servicing costs apply to OTA and direct stayed rooms.
  • Ancillary input is contribution after its direct costs; below-operating expenses must be assessed separately.
  • Excluded: Not a live platform scan, audited financial statement or guarantee of results.
  • Excluded: Property-specific contracts, tax treatment and operational records must be checked separately.

Mastering Hospitality Financials: RevPAR, CPOR, and GOP

Unlike retail or traditional SaaS, running a hospitality property requires managing high fixed overheads (staff salaries, land leases, utilities) alongside dynamic variable room costs. Understanding these dynamics is the key to scaling profit margins in India's competitive travel market.

Why CPOR (Cost Per Occupied Room) is a Vital KPI

Separate incremental room servicing costs from fixed overhead. The housekeeping, breakfast and amenity fields are per occupied room night, while staff, utilities and insurance/admin are monthly totals. The displayed CPOR divides all entered operating costs, including ancillary costs, by occupied nights. Use it alongside incremental contribution when evaluating a discounted stay; the blended average is not an automatic price floor.

Break-Even Occupancy Formula

Break-Even Room Nights = max(0, Fixed Overhead + Rent/Financing − Net Ancillary Contribution) ÷ (ADR − Blended OTA Fee Per Night − Room Servicing Cost) when contribution is positive. Divide required nights by rooms × 30 available room nights, then multiply by 100. This cash threshold includes entered rent/financing; GOP itself is shown before that deduction. An occupancy above 100% is unachievable within the entered inventory.

Safety Margin (Buffer)

Safety Margin (percentage points) = Current Occupancy % − Break-Even Occupancy %. A positive value describes how far this scenario's occupancy sits above its threshold; it does not forecast or guarantee future cash flow.

How to Improve Your GOP Margins

  • Compare Channel Contribution: Use current MakeMyTrip, Goibibo and other channel statements, then deduct direct payment, technology and marketing costs before choosing a shift target.
  • Cost Ancillary Services: Compare F&B, spa and event revenue with their incremental operating expenses and staff capacity. Enter those costs without duplicating expenses included in overhead.
  • Measure Utilities: Use metered consumption and current bills to identify avoidable use. Evaluate any equipment proposal using its actual installed cost and estimated savings rather than a universal payback period.
